When You Have Found the Right Home Now after looking at a few homes you finally see the perfect home that you like and want to write an offer. Your Arise Realtor will help you through the whole offer process and will guide you through the disclosure package, inspection reports if any, and understanding what the fair market price of the home is based on recent sales and its current condition. An offer can now be drafted and presented to the seller. Now that you have submitted your offer the seller can either, accept your offer, counter your offer, or reject it.

Final sale price The Inspections to be done Who will pay what closing costs When the closing date will be and when the transfer of ownership will occur • Special considerations of things to be included or excluded from the sale • Special considerations such as carpet replacement or roof repair that are not a part of an inspection.


Opening and Closing of Escrow Congratulations the seller has accepted your offer! With the paperwork you provided to the Ascend Mortgage team in the beginning to secure your financing you now have a clear path to the closing table. Either the listing agent or your agent will open escrow. Then a plan is set for the necessary action and documents required and you will place a deposit in escrow that was agreed upon in your offer and when the lender has reviewed all documents such as appraisal, purchase contract, and other related documents and their review is complete they will issue final loan papers with an estimate of funds needed to close escrow. This process can take up to 30 days. Your escrow officer or Arise Realtor will contact you for an appointment to sign escrow instructions and supporting documents.


Keys to Your Home! The lender has reviewed all final documents and all funds are in escrow and released to the appropriate parties and title is now recorded with you as the new owner(s)!
